The existing heating, ventilation, and air conditioning (HVAC) system consisted of more than 30 packaged rooftop air conditioning (AC) units. Most of the AC units were at the end of their useful life expectancy. All rooftop AC units and all existing supply, return, and exhaust ductwork were removed and a new four-pipe system with air-cooled chillers, gas-fired boilers, and variable air volume (VAV) air handlers were installed. Due to the nature of the existing wood structure, all new HVAC equipment on the roof was installed on an elevated galvanized steel structure. To expedite design and construction, a pre-fabricated boiler penthouse was used. The boiler penthouse contains two condensing gas-fired boilers, hot water pumps, and chilled water pumps.
