The independent living community houses 150 one- and two-bedroom units reserved for adults over the age of 62. Interior and exterior features were intentionally designed to promote accessibility and meet individual care needs, while also encouraging connection and social interaction. To treat stormwater management for the new construction, the facility’s exterior incorporates environmental site design (ESD) facilities, including micro-bioretention and bioswales, which were integrated into the overall site layout and landscaping.

Hill House at Beechfield is a joint venture between KCG Companies and Streetscape Partners and was developed in collaboration with Prince George’s County, the Housing Authority of Prince George’s County, Maryland Department of Housing and Community Development, Prince George's County Department of Housing and Community Development, Truist, Grandbridge Real Estate Capital, and Moseley Architects. The community was built by Commercial Construction and is managed by WinnCompanies and WinnResidential. It was completed ahead of schedule and is expected to be fully leased by the end of the summer. The project received the 2026 Construction Excellence Award from the Maryland Department of Housing and Community Development.
