NYCHA’s Capital Projects Division is responsible, in conjunction with other NYCHA divisions and departments, for the planning, design, and implementation of all construction-related projects undertaken by NYCHA. Under the task order contracts, projects may include major renovations to building systems, including boilers, plumbing systems, electrical, fire alarm, security, ventilation, and cooling systems; compactors, and roof tanks; as well as ancillary services in support of these systems, such as foundations, structural framing, walls, building entrances, elevators, and NYCHA public spaces. The systems would serve facilities such as residence buildings, community centers, day care centers, youth centers, and senior centers. The lifetime of the contract is three years with two, one-year renewal periods.

Dewberry’s initial task order involves comprehensive upgrades to the existing central boiler plant (CBP) and the 23-site apartment building domestic hot water systems for the Van Dyke I & II Senior Center in Brooklyn. These upgrades include the replacement of existing equipment with new equipment, which fires only clean natural gas and decouples the domestic hot water heating from the CBP, resulting in substantial fuel-use efficiency gains.

“We look forward to working with NYCHA to upgrade the infrastructure and energy systems of many of their sites and helping them achieve their mission of providing sustainable facilities and increasing opportunities for low- and moderate-income New Yorkers by providing safe, attractive, and affordable housing, and facilitating access to social and community services,” says Dewberry Associate Vice President Joseph Masiello, PE, CEM, LEED AP.
