The Northern Virginia chapter of the Commercial Real Estate Development Association (NAIOP) recently recognized the MITRE 4 Building project with an Award of Merit in the buildings category and an Award of Excellence in the interiors category.

Dewberry provided mechanical, electrical, and plumbing engineering services on the project. The Award of Excellence was awarded to the MITRE 4 facility for its design of The Percolator, a coffee and retail space located on the third floor of the building. The space is conditioned via the building standard low-temperature, high differential, energy-efficient chilled water-based variable air volume air conditioning system.

The MITRE 4 Building is a new, build-to-suit office building for The MITRE Corporation, a not-for-profit organization. The new 340,000-square-foot facility consists of a 14-story office building atop a 4-level below-grade structured parking garage. The facility earned U.S. Green Building Council LEED Gold certification and features an energy-efficient design. Dewberry provided MEP engineering for the base building and interiors for Steven Kahle Architects, Inc.

Sustainable engineering features include efficient air-handling units that manage the temperature and humidity of outside air entering the building and reduce energy loads; outside air ventilation rates controlled using demand-based sequencing based on occupancy to modulate outside air ventilation and help optimize associated energy usage; highly efficient plumbing fixtures that help conserve potable water; and a cistern system for stormwater recovery and reuse as a source of makeup water for the building air conditioning system to help reduce potable water consumption.

The Best of NAIOP Northern Virginia Awards event was held on November 16. More than 30 awards were presented in five different categories: interiors, membership, marketing, transactions, and buildings. The awards dinner was an opportunity to celebrate significant new and renovated contributions to Northern Virginia by the commercial, industrial, and mixed-use real estate community.
