New Building Commissioning for a Leased Government Clinic

We provided new building commissioning services for a 125,800-square-foot outpatient clinic in Grand Rapids, Michigan. The building is being developed by US Federal Properties, a private real estate developer, and will be leased to the Department of Veterans Affairs (VA) upon completion to provide specialty, mental health, radiology, audiology, dental, procedure, pharmaceutical, and primary care services.

We commissioned the mechanical, electrical, plumbing, and building automation control systems. Commissioned mechanical systems include rooftop air handling units with energy recovery, direct expansion cooling, gas heating and humidification, laboratory and general exhaust, a variable primary heating hot water system with condensing boilers, and building pressurization control. Commissioned plumbing systems include medical gas, domestic cold water, and domestic hot water. Commissioned electrical systems include normal and emergency power, automatic transfer switches, occupancy sensors, and network and daylighting controls. Design and construction was completed within two years, and we conducted a 10-month warranty review to identify system operation in peak summer conditions, finish deferred testing, and help resolve issues encountered since building occupancy.
