The goal of the Sheridan Station development is to preserve affordable housing in southeast D.C., while offering a high-quality, sustainable product. Once completed, the development will provide 327 condo units and townhomes for rent or for sale. The development also improves connections between the Anacostia River and Historic Anacostia, Barry Farm, and other surrounding communities. Dewberry completed the land development, site/civil engineering, pre-design survey and construction stake-out services for the three-phase project. SK&I Architectural Design Group designed the units.

Phase one of the project was awarded LEED Platinum®, the first multifamily development in Washington, D.C., to achieve this status. The energy-efficient housing complex includes a 100 kilowatt roof-top solar array, which according to WC Smith will produce enough electricity to offset up to 40% of the annual electric costs for the 114-unit building's common areas. Additionally, the 125,000 square foot building has a vegetative green roof, an underground rainwater cistern that collects storm water run-off, LED lights, low-flow plumbing fixtures, high-efficiency HVAC systems, and low-VOC paint.

Amenities in the multifamily development include a full-service health and wellness clinic, community meeting room, and exercise facility. Phase two of development consists of 80 for-sale townhomes and condominiums, and phase three, which recently broke ground, will deliver an additional 133 multifamily units.

Sheridan Station's first phase of development boasts multiple awards in addition to its LEED Platinum rating. The project was named the Multifamily Development of the Year by the Washington Business Journal, the Project of the Year Award for the Homes Award of Excellence by the U.S. Green Building Council, and the Green Building Award by the Brick Industry Association.
